Appraisal

I have suffered many frustrations trying to get interim financing for custom home buyers who want to build an energy efficient home and when building a spec home for sale. The bank will give the plans to an appraiser, that will look at the location, look at the plans and pull listings of comparable sized homes that have sold recently in that area. The problem is that they cannot put a resale price on monthly savings so they do not include any of the energy saving building practices in their appraisal. They do not care if the utility bill's will be 50% less than the house next door and do not care what's behind the walls. I can spend $10,000 using foam insulation or $1,500 using batt type insulation and as far as the appraisal goes it is just insulated. The government is wanting us to build green and we still do but usually the money comes out of the buyer's pocket to make up the difference in cost. I hope in the near future there will be some standards set to govern appraisals and make the appraisal process apples to apples not apples to onions.
